Venice Crossroads Shopping Center: MOD Pizza

ArcPATH is representing the owner/landlord for the addition of a pad building to the shopping center on Venice Boulevard at the I-10 freeway, bordering Culver City. Project management services include design team oversight, tenant coordination, governmental processing, including interfacing with Caltrans, bid delivery strategy, schedule and budget control and construction oversight.

ArcPATH is representing the owner and developer for re-purposing a 150,000 square foot Walmart into a mixed-use building, including potential housing, healthcare, offices, incubator space and retail. Project management services include programming and design team oversight, landlord and tenant coordination, governmental processing, bid delivery strategy, schedule and budget control and construction oversight.

The Orchards at Walnut Creek and The Ridge Shopping Center
Walnut Creek and Oakland, California
Client: Terramar Retail Centers

ArcPATH is providing comprehensive project management services for two new mixed-use retail centers for the owner/developer. The Orchards at Walnut Creek features over 192,000 sq ft of retail shops, including a 55,000 sq ft grocery anchor. Phase 1 of the Ridge is underway and will also feature retail shops and a grocery anchor. Services include developer and tenant coordination for a SAfeway grocery, Petco, Stein Mart and Crunch Fitness.

Retail Projects at Eclipse Dublin Station

Eclipse at Dublin Station is a mixed-use apartment and retail community located within steps of the Dublin BART transit station. This transit-oriented development contains retail shops on the ground floor consisting of original occupancy tenants.Project management services include landlord's work coordination, tenant imporvement design oversight, governmental processing of Conditional Use Permits, full bid coordination, and landlord representation over multiple construction phases.

Del Valle Fitness Center Renovation
Rossmoor Walnut Creek, California
Client: The Golden Rain Foundation of Rossmoor

Rossmoor Walnut Creek is a nationally renowned secure community for older adults. The Del Valle Fitness Center renovation is an important amenity for the residents and is undergoing a significant renovation to respond to the changing needs of the users. Comprehensive project management services include design team and vendor oversight, budget projection coordination, multiple phasing development including relocation planning of classes, services and staff. Construction is scheduled to begin 1st quarter of 2017, and services will include owner representation over all stages of the work.

Safeway - Existing Store Expansion
San Francisco, California
Client: Safeway Stores, Northern California Division

An existing 19,000 square foot Safeway store will be expanded to twice its current size, and will relocate all parking to a rooftop deck. Project management services included assistance with Planning entitlements. Current tasks include design team coordination for permit processing, LEED submittals; future services will include neighborhood liaison and construction communications for adjacent residents and community leaders.

Colliers Property Management - Site and Tenant Coordination

Client: Colliers Parrish Property Management, Walnut Creek, California

ArcPATH is assisting the property manager of various shopping centers with site renovations, tenant coordination and resolution of governmental agency issues. Project management services include coordination of Landlord Work scope and budgets for retail tenant improvements, interface with governmental agencies for water entitlements, signage and other utility matters; scheduling and budget controls and oversight of tenant improvement construction.

A significant portion of the Albertsons Safeway Companies real estate portfolio includes retail shops and abandoned grocery stores that are converted to new uses. ArcPATH assists the Real Estate group with design and construction oversight of tenants that are re-purposing vacated properties and provides construction oversight, assuring Safeway that tenants are completing work per approved plans and in a timely manner to meet rent commencement dates.
